The Lower North Shore is apartment country. Mosman, Neutral Bay, Cremorne, Cammeray and Northbridge are dense with residential and mixed-use buildings, and that shapes the fire-safety work businesses and strata managers here most often need: common-area compliance. Current evacuation diagrams, working emergency and exit lighting, serviced extinguishers and hose reels in shared areas, and tested electrical equipment in building offices and the village retail strips along Military Road. Rapid Test & Tag covers all of it across the Lower North Shore.
Evacuation diagrams: the common-area item that quietly expires
Every apartment and mixed-use building should have current evacuation diagrams — in the lobby, on each level and in shared rooms — prepared in line with AS 3745-2010. The catch is that diagrams carry a validity date and must be reviewed at least every five years, or whenever the building changes. In older Mosman and Neutral Bay buildings, it's common to find diagrams years past their validity date, or printed north-up on every wall regardless of where a resident is actually standing (which can send people the wrong way in an emergency).
Our evacuation diagrams service creates and updates them with a correctly oriented "You Are Here" marker for each mounting point. We can work on-site across the Lower North Shore, or update an existing or expired diagram remotely from your floor plan — a quick, low-cost fix for a strata committee that just needs current dates.
Emergency and exit lighting in common areas
Under AS/NZS 2293, emergency and exit lighting in common property must be tested on a schedule and must actually work when the power fails — the stairwells, corridors and car parks of a Lower North Shore apartment block depend on it. We test, log and maintain emergency and exit lighting as part of a common-area visit, so it's documented and compliant.
Extinguishers, hose reels and test and tag — the rest of the building list
Common-area fire extinguishers and hose reels need routine servicing, and the building's own portable equipment — office appliances, cleaners' equipment, tools, leads — should be tested and tagged under AS/NZS 3760. Childcare centres, which the Lower North Shore has many of, carry the full list and tend to be audited closely. We handle extinguishers, lighting, diagrams and test and tag in one coordinated visit, with a single set of certificates for the strata record or the building file.
