Test and tag for strata
Test and Tag for Strata & Common Property in Sydney
In a strata scheme, the owners corporation is responsible for the electrical equipment on common property — the shared laundry, pool and plant-room equipment, gym and common-room appliances, lobby and garden tools, and the gear used by cleaners and the building manager. Where the owners corporation engages workers or contractors to use or maintain that equipment, it carries a work-health-and-safety duty to keep it safe, and test and tag to AS/NZS 3760:2022 is the recognised way to meet it. Rapid Test & Tag services Sydney strata buildings and hands your strata manager clean, filed-ready records.
What counts as common property (and what doesn't)
The simple rule: common-property equipment is the owners corporation's responsibility; equipment inside a lot is the owner's or occupier's. On the common-property side that typically means:
- ✓Shared laundry appliances — washers, dryers (harder-worked, so checked more often).
- ✓Pool and plant room — pumps, chlorinators, pressure-cleaners and their leads.
- ✓Gym and common-room equipment and appliances.
- ✓Cleaners' and gardeners' equipment — vacuums, blowers, extension leads, power tools.
- ✓Lobby, office and building-manager appliances.
Why strata schemes test and tag
An owners corporation that engages cleaners, gardeners, caretakers or a building manager is, under NSW work health and safety law, a PCBU with a duty to manage electrical risk on common property. Testing to AS/NZS 3760:2022 is how that duty is practically met. On top of that, strata insurers and audits increasingly expect current records for common-property equipment — and if a shared appliance causes a shock or fire, "we had it tested and here are the records" is exactly what the owners corporation needs to show.
We also do your emergency lighting and evacuation diagrams
Strata buildings usually need more than appliance testing, and doing it in one coordinated visit is simpler for the strata manager. We also test and maintain emergency and exit lighting (see our fire safety inspections), and produce compliant evacuation diagrams for common areas — so one provider and one set of records covers the building's routine electrical and life-safety compliance.
How we work with strata managers
We coordinate access with the strata or building manager, test with minimal disruption to residents, and provide same-day digital records and an asset register per building — easy to file against the plan and produce at renewal or audit. Work is carried out under licence TTT69067, fully insured.
What it costs
Our minimum is $120 + GST, which covers your first 30 items, with no call-out fee — which suits most common-area schedules. Larger portfolios and multi-building programs are quoted per item; see our pricing page or send the building address and rough item count for a fast quote.
